Smartworks Coworking Spaces Limited, India’s largest managed office platform by area under management, has leased about 1.68 lakh sq ft in Kolkata to a global IT, consulting and business process services company. The newly leased workspace spans two Smartworks campuses—Victoria Park and Mediasiti—located in Salt Lake City’s Sector V, the city’s prime commercial hub. JLL India acted as the advisory partner for the deal, the company said in a December 4 regulatory filing.
Founder and managing director Neetish Sarda said that enterprise adoption of managed office campuses has reached a critical phase, with large companies increasingly seeking predictable, scalable and fully serviced workspace solutions. As flexible workspaces continue to account for a growing share of India’s office absorption, Smartworks is focused on building integrated campuses that support enterprise expansion across major markets.
Smartworks, which recently went public, now manages a portfolio of 14 million sq ft across 61 centres in 14 cities in India and Singapore. Its client base includes GCCs, Forbes 2000 firms, MNCs and Indian enterprises. Strong seat retention and rising demand for 1,000+ seat requirements—now contributing around 35% of rental revenue—show that managed campuses are becoming a long-term solution rather than temporary flex options.
